WHAT IS TITLE INSURANCE AND WHY DO I NEED IT?

Title insurance protects you against financial loss due to title defects, liens, or other similar issues, claims of ownership by other parties and losses from problems that arose before you bought the property. Lenders will require a Lender Policy which protects their investment. An Owner’s policy will protect your investment.

WHO CHOOSES THE TITLE COMPANY?

It is common for your realtor to choose or suggest a title company to close your transaction. Title companies build relationships with realtors and they will choose one they feel they can trust and depend on to close the transaction smoothly in a timely manner.

We work closely with local realtors and lenders to clear any issues that may arise before the closing date in order to assure a timely and efficient closing.

However, you do have the right to choose the title company; simply let your real estate professional know that you prefer to close with Permian Abstract!

WHY PERMIAN ABSTRACT COMPANY?

Permian Abstract has been insuring residential and commercial properties in Midland since 1952. The company was acquired by Midland attorney, Harris Kerr in 2002, and was recently purchased by Midland attorney, Stacey Moore.

Midland is our primary market; however, Permian Abstract is also licensed to insure titles in Ector, Martin, and Ward counties, and we can accept orders in any county in Texas and close in our office. We are 100% locally owned and operated and we offer excellent, friendly service.

Titles are examined in house by our licensed attorneys and commitments are prepared and sent out quickly. Our goal is to provide you with the smoothest transaction possible and our escrow officers and staff are here to assist you throughout the process.
